Pre-Rewire Survey
We visit, walk through every room, agree socket and lighting positions, identify special requirements (TV, audio, smart home), and document existing supply.
Written Quote
Detailed quotation listing every circuit, every socket, every switch. Pricing transparent. Adjustable based on your priorities.
First Fix
Existing circuits made safe. New cabling installed throughout the property. Back-boxes mounted. Floor and wall channels cut as needed.
Plastering Window
We pause to allow your decorator/plasterer to make good the chases. Co-ordinated programme with your other trades.
Second Fix
Sockets, switches, light fittings and consumer unit installed. Smoke/CO alarms commissioned. Final connections made.
Test, Certify, Notify
Full testing to BS 7671. NICEIC certificate issued. Building control notification submitted. Power energised. Project closed.
Common Questions
How much does a rewire cost?
A typical full domestic rewire ranges from £4,500 to £9,000 for a 2-3 bedroom property — including consumer unit, all wiring, sockets, switches, lighting and certification. Larger properties, complex layouts and high specifications increase costs. Partial rewires from £1,500. Always free written quotation.
How long does a rewire take?
Full rewire of a 2-3 bedroom property typically takes 5 to 8 working days. Larger or complex properties 10-15 days. Partial rewires 2-4 days. We work efficiently but never compromise quality for speed.
Can I stay in the property during the rewire?
Often yes, especially for partial rewires. For full rewires, we work room by room — you can stay if you have flexible space, but most clients prefer to be elsewhere for the most disruptive 2-3 days. Tenants in rental properties usually stay throughout.
Will the walls need re-plastering?
Yes, unless you opt for surface-mount conduit or trunking (rare in domestic). Cable chases need plastering after first fix. We co-ordinate with your decorator/plasterer and price the electrical work cleanly. Plastering and decoration are typically separate trades.
What about smart home / TV / audio cabling?
We install Cat6 data cabling, TV co-ax, AV cabling and smart home wiring as part of a rewire — usually at marginal additional cost compared to retrofitting later. Worth specifying upfront.
Do you do listed buildings or unusual properties?
Yes. Listed buildings have specific requirements (concealed cabling, sympathetic fittings, sometimes lime-plaster considerations). We advise during survey and price accordingly. Cottages, conversions and unusual builds are routine for our team.
What's the rewire warranty?
All Strata rewires carry a 10-year workmanship warranty alongside the standard manufacturer warranties on consumer units and components. NICEIC’s complaints procedure also provides additional consumer protection.
