Energy Performance Certificates Explained
An Energy Performance Certificate (EPC) is a legal requirement when selling, letting or renting most UK properties. It rates a property’s energy efficiency from A (most efficient) to G (least efficient) and is valid for 10 years. From October 2030, all privately rented properties must achieve EPC C or above under the new Minimum Energy Efficiency Standards.
Domestic EPCs
Standard EPCs for residential sales and lettings. RdSAP methodology, full property assessment, certificate lodged on the EPC Register within 48 hours.
Commercial EPCs
Non-domestic EPCs for commercial property transactions. OCDEA and NDEA-accredited assessors. SBEM methodology applied to office, retail, industrial and mixed-use.

Common Questions
How long is an EPC valid for?
An EPC is valid for 10 years from the date of issue. You don’t need a new EPC during this period unless the property undergoes significant alterations or you need an updated rating for MEES compliance.
How long does an EPC take?
Most domestic EPC inspections take 30 to 60 minutes on site. The certificate is then generated, QA’d and lodged within 48 hours. Same-day lodgement available on request.
What's changing for landlords with EPC C 2030?
From 1 October 2030, all privately rented properties must achieve EPC C or above (with limited exemptions). The cost cap for required improvements is £10,000 per property. Strata’s MEES advisory covers exactly what you need to do — and when.
Do I need an EPC to sell my home?
Yes. UK law requires sellers to have a valid EPC available from the point of marketing. Estate agents must include the rating in property listings. If your previous EPC has expired, you’ll need a new one before listing.
Do you offer discounts for multiple properties?
Yes. Landlords, letting agents and property managers booking 5 or more EPCs receive portfolio pricing. Larger volumes (50+) move into our EPC Programme Delivery service with dedicated programme management.
What does an EPC actually assess?
The assessor records property dimensions, construction type, glazing, heating system, insulation levels, ventilation and renewable energy. This data feeds RdSAP (domestic) or SBEM (commercial) calculation engines to produce the energy rating and improvement recommendations.
Is the EPC lodged officially?
Yes. Every Strata EPC is lodged on the official Energy Performance of Buildings Register operated under DESNZ. Certificates are publicly verifiable on gov.uk by reference number.
