Q: How quickly can an EPC assessment be booked in London?

Single-property EPC assessments are typically booked within 2 to 5 working days, subject to resident access. Programme instructions of 10 or more properties are scheduled on a rolling calendar agreed with your team, with a confirmed weekly run-rate.

Q: Do I need an EPC to sell or rent my home?

Yes. In England you need a valid EPC before you market a home for sale or rent, and you must give a copy to buyers or tenants. An EPC is valid for ten years. Rented homes currently need at least band E, rising to band C for private lets from 1 October 2030.

Q: How much does an EPC cost?

Pricing is available on request and depends on the size and type of property. Single homes, landlord portfolios and housing programmes are priced differently. Tell us the address and property type and we will give you a price and the earliest available appointment.

Q: How do I check if my property already has an EPC?

Search the address on the government's Find an energy certificate service at gov.uk. If the certificate is less than ten years old you can reuse it, although landlords planning for the 2030 EPC C deadline often commission a new one so the rating reflects improvements made since.

Q: Do you cover my area?

We are based in Harrow and cover all 32 London boroughs plus Hertfordshire, Surrey, Kent, Essex, Berkshire and Buckinghamshire. Homes in north west London (Harrow, Brent, Barnet, Ealing and Hillingdon) can usually be booked soonest.

Q: How long does a domestic EPC assessment take on site?

A standard domestic RdSAP EPC assessment takes 30 to 60 minutes on site depending on property size, construction type and the heating systems present.

Q: What EPC accreditation do your assessors hold?

Our surveyors are DEA-qualified and lodge domestic RdSAP EPCs across four accreditation bodies: Elmhurst Energy, ECMK, Quidos and Sterling Accreditation. Holding four bodies means one accountable point of contact for programme managers and no lodgement bottleneck if one scheme's requirements change.

Q: Do you produce commercial (non-domestic) EPCs?

No. Strata is a domestic EPC specialist. We lodge RdSAP Energy Performance Certificates for houses, flats and HMOs only, which is where volume housing programmes need capacity.

Q: What is changing with EPCs and when?

Government has confirmed EPC reform (multiple headline metrics including fabric performance, heating system efficiency and smart readiness) with implementation now pushed to the second half of 2027. The 10-year validity period is retained. For private landlords the EPC C requirement applies from 1 October 2030; for social landlords the first Decent Homes MEES metric applies from 1 April 2030. A current, correctly lodged EPC is the starting point for every one of those deadlines.

Our assessors photograph the boiler data plate, heating controls, hot water cylinder, loft insulation depth, wall construction and glazing on every visit, so the certificate can be defended if a funder, auditor or accreditation body asks how a rating was reached.

1 Oct 2030

Private rented sector

All privately rented homes in England and Wales must meet EPC C (or the equivalent under the reformed metrics), with a £10,000 cost cap, a new post-improvement EPC and fines of up to £30,000 per property for non-compliance.

1 Apr 2030

Social rented sector

The first MEES metric of the reformed Decent Homes Standard applies to social housing, with the full standard from 2035. Registered providers need a current EPC baseline for every home to plan Warm Homes funding bids.

H2 2027

EPC reform

New multi-metric EPCs (fabric performance, heating efficiency, smart readiness and energy cost) are now expected in the second half of 2027. Certificates lodged now remain valid for 10 years.
