Both Certificates From One Visit
Our electrician tests the installation and our assessor records the RdSAP inputs while they are on site. You receive an EICR with clear C1, C2, C3 and FI observations and a lodged EPC, together, usually within the same week. If the EICR shows C1 or C2 items we quote the remedial work separately so you can decide.
2026 Is the Year to Get the Paperwork in Order
Since 1 May 2026 tenancies are periodic and Section 21 has gone. A landlord database and ombudsman follow, and the Decent Homes Standard reaches private lets by 2035. Meanwhile EPC C becomes the minimum for all private tenancies on 1 October 2030 with fines of up to £30,000 per property. A current EPC and EICR are the two documents every enforcement route checks first.
