Why Choose Strata Surveying & Retrofit
Most surveying firms do one thing. Most electrical contractors do another. Strata is unusual — combining accredited surveying, energy assessment, electrical capability and retrofit support under one roof. For clients who want simpler procurement, faster delivery and a single point of accountability, that’s why we win the work.
Six Reasons Clients Choose Strata Over Fragmented Alternatives
There is no shortage of survey-only firms or electrician-only companies. The gap in the market — and where Strata sits — is a single accredited provider that handles surveying, energy assessment, electrical compliance and retrofit support together. Here’s why that matters.
One Provider, Multiple Capabilities
Survey + EPC + EICR + electrical upgrade + retrofit assessment — under one roof. Procurement is simpler. Coordination is easier. Accountability sits in one place.
Faster Mobilisation
Independent surveyors take days to organise. Larger firms take weeks. Strata typically mobilises programme work in 5-10 days through our dedicated programme management team.
Better Communication
Single programme manager per client. Direct access. Daily updates available. No bouncing between estimators, schedulers and crew supervisors who don’t know your project.
Capacity for Programmes
Most independents max out at 5-15 jobs per month. Strata routinely runs 100+ properties per month. The 400+ property case study demonstrates this capability in practice.
Professional Reporting
Reports designed for asset managers, not just for compliance. Photo evidence. Structured data outputs. Integration with Keystone, Northgate, Civica and similar.
Audit-Ready Accountability
Custom Survey Programme Management System maintains complete audit trail. Every job documented. Every photo geotagged. Every QA decision recorded.
What Most Competitors Don't Have
When clients shortlist surveying firms, they often discover the gap is wider than they expected. Single-discipline firms can do EPCs but not the EICR. Larger surveying consultancies can deliver stock condition data but don’t have electrical capability. Electrical contractors can do EICRs but not retrofit assessment. Strata is one of the few firms that holds the full multi-accreditation stack alongside in-house electrical capability — which is why our work increasingly comes through clients consolidating from multiple suppliers down to one.

Three Engagement Models to Match Your Needs
Strata works with clients in three primary ways. The right model depends on programme size, recurring need and how you want to manage delivery.
Single Job Engagement
One-off surveys, EPCs, EICRs, electrical upgrades. Quoted, scheduled, delivered, certified. Typical for landlords, homeowners and individual property transactions.
Programme Engagement
Multi-property survey programmes, EPC rollouts, retrofit assessment campaigns. Dedicated programme manager. Scheduled mobilisation. Real-time reporting.
Framework Subcontract
Embedded delivery within main contractor or housing association programmes. Operating to client KPIs and reporting cadence as their surveying delivery partner.
Common Questions
What size businesses do you work with?
Strata’s clients span from individual landlords (1 property) through letting agents (100+ properties) to housing associations and main contractors (1,000+ properties). The custom Survey Programme Management System scales from single jobs to programme-level delivery.
Do you have minimum contract values?
No formal minimum. Most contractor and HA programmes start above £5,000. For individual properties, we offer fixed-price packages from £75 (EPC). We don’t decline small jobs — but our pricing reflects the operational economics.
How do you maintain quality across so many capabilities?
Each capability has its own dedicated lead — a senior surveyor for stock condition, NICEIC-registered electrician lead for electrical work, accredited assessor lead for energy. Combined under unified programme management, this gives multi-discipline depth without becoming a generalist.
Are you a contractor or a consultancy?
Both — depending on engagement. We act as direct contractor for survey, EPC, EICR and electrical work. We also act as consultancy/advisory for MEES planning, retrofit strategy and stock investment planning. Most engagements blend both.
What's your typical client retention?
Most landlords, letting agents and housing association clients stay long-term. The combination of speed, multi-capability and account management is hard to replicate elsewhere — once clients consolidate suppliers down to Strata, they tend to stay consolidated.
Do you do residential or commercial?
Both. Residential is the larger volume (rental compliance, retrofit, social housing). Commercial work covers office EPCs, retail electrical compliance, hospitality and similar — typically lower volume but higher unit value.
What if I'm not sure exactly what I need?
That’s part of the conversation. We’re happy to scope free of charge — review your situation, identify what’s needed (and what isn’t), and propose a plan. Many clients arrive thinking they need ‘an EPC’ and leave with a clearer picture of full compliance status.
