Q: How often does a rented property need an EICR?

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 an EICR is required at least every five years, or sooner if the previous report specifies. A copy must be given to tenants within 28 days and to the local authority within 7 days of a request.

Q: How long is an EPC valid and what is the current minimum?

An EPC is valid for ten years. Private lets currently need at least band E; from 1 October 2030 the minimum rises to band C with a £10,000 cost cap and fines of up to £30,000 per property.

Q: What do London boroughs ask for on HMO licences?

Requirements vary by borough but typically include a satisfactory EICR, a valid EPC, a gas safety record, a fire alarm certificate to BS 5839-6 and emergency lighting where fitted. Our HMO package is designed to produce that set from one visit.

Q: Do you fix the faults found on the EICR?

Yes. Remedial works for C1 and C2 observations are quoted separately by the same NICEIC-registered electricians and a satisfactory report is issued once completed.

Private rented sector compliance in London means a five-yearly EICR, a ten-year EPC that must reach band C by 1 October 2030, and, in many boroughs, selective or additional licensing with its own certificate list. Since the Renters' Rights Act commenced on 1 May 2026, that documentation is easier for tenants and councils to check and harder to be without.

What C1, C2, C3 and FI Mean for Your Property

C1 Danger present: immediate action required; made safe on the day where possible.
C2 Potentially dangerous: urgent remedial action needed; the report is unsatisfactory until resolved.
C3 Improvement recommended: does not fail the report; advisory only.
FI Further investigation: required without delay before a satisfactory outcome can be given.
