What does the Renters' Rights Act mean for me from 1 May 2026?
Section 21 ‘no-fault’ evictions end. All ASTs automatically become periodic. New possession grounds apply (rent arrears, anti-social behaviour, sale, family use). Bidding wars and discrimination against benefit recipients are banned. You must also issue the Information Sheet to existing tenants by 31 May 2026. Fines for breaches reach £40,000.
Do I need to do anything about EPC C 2030 right now?
Yes. From October 2030, your rental property must be EPC C or above (with limited exemptions). 55% of UK properties currently fall below this. We recommend assessing your portfolio NOW so you have time to plan upgrades within the £10,000 cost cap. Improvements made from October 2025 count towards the cap.

How does pricing work for portfolios?

Can you advise on EPC improvements within the £10,000 cap?
Yes. Our MEES advisory service identifies the most cost-effective improvements for each property, modelled within the cost cap. We can also deliver the electrical upgrade work (fuseboard, rewiring, EV charging, solar) through our electrical division — single contractor, single accountability.
What happens with the PRS Database from late 2026?
All private landlords must register on the new Private Rented Sector Database. Registration becomes mandatory in stages from late 2026 — your local authority will confirm timings. We’ll alert clients as registration windows open and can support with the data preparation if needed.
