Electrical Installation Condition Reports Explained

An EICR is a formal inspection of a property’s electrical installation, carried out by a qualified electrician. It identifies defects, deviations from current standards and any conditions that could cause electrical fire, shock or injury. Since 1 July 2020, EICRs have been mandatory in all privately rented homes in England — required at change of tenancy and at least every 5 years.

Common Questions

For private rented properties in England, an EICR is legally required every 5 years (and at change of tenancy). For homeowners, it’s recommended every 10 years for owner-occupied homes. Commercial premises typically every 5 years, though insurer requirements vary.

C1 = Danger present, immediate action required. C2 = Potentially dangerous, remedial action urgently needed. C3 = Improvement recommended (not unsafe). FI = Further investigation required. A property is considered ‘satisfactory’ only if there are no C1, C2 or FI items.

If your EICR returns ‘unsatisfactory’, you have 28 days to address the C1, C2 and FI items — and you must obtain confirmation of completion in writing. If you’re a landlord, this confirmation must be provided to tenants within 28 days. Strata can carry out the remedial work and re-issue a satisfactory certificate.
